Alabama
All home inspectors are licensed by the Alabama Building Commission.
The Alabama Standards of Practice and Code of Ethics is from the ASHI® Standards of Practice and Code of Ethics.
The National Home Inspection Examination (NHIE®) is given to test minimum competence.

Alaska
Home inspectors can be certified by the Department of Community and Economic Development.
Requirements include but are not limited to: passing the National Home Inspector Examination (NHIE®) and completing educational and experience requirements determined by the Department.
Continuing education is also required at least eight hours of continuing competency activity in each licensing period.

Arizona
Home inspectors can be certified by the Arizona State Board of Technical Registration.
Requirements include but are not limited to: passing the National Home Inspector Examination (NHIE®), completing 80 hours of education and successfully completing home inspections.

Arkansas
All home inspectors in the state must register with the Secretary of State.
Requirements include but are not limited to: pass the National Home Inspector Examination, conduct business in accorance to the Standards of Practice and Code of Ethics of ASH®I, the Arkansas Association of Real Estate Inspectors, or an equivalent professional home inspection association.
Continuing education is required.

California
Home Inspectors are not yet required to obtain a license however the law uses the Standards of Practice and Code of Ethics of ASHI® and the California Real Estate Inspection Association to determining if an inspection meets the required standard of care.

Connecticut
All home inspectors must be licensed under the Home Inspection Licensing Board.
Requirements include but are not limited to: completed high school or equivalent, trained as a home inspector apprentice for 200 home inspections or completed a board-approved training program with not less than 100 home inspections and competed an home inspection examination.

Georgia

Illinois
The Home Inspector Advisory Board within the Office of Banks and Real Estate regulates the home inspectors. Requirements include but are not limited to: obtain a high school diploma or equivalent, complete 60 hours of pre-license education and pass the Home Inspector Examination for Illinois, which consists of the National Home Inspector Examination (NHIE®) and a section specific to Illinois statutes and regulations.

Indiana
The Home Inspectors Licensing Board regulates all home inspectors.
Requirements include but are not limited to: graduated from high school or equivalent, complete a Board approved training program and pass a home inspection exam

Kentucky
All home inspectors must be licensed by the Kentucky Board of Home Inspectors.
Requirements include but are not limited to: have a high school diploma or equivalent, complete a board-approved training program and pass a home inspection examination approved by the board.
Inspections must be conducted in accordance with the standards of practice of American Society of Home Inspectors (ASHI®), National Association of Home Inspectors (NAHI™) or National Association of Certified Home Inspectors.

Louisiana
All Home Inspectors must be licensed with the Louisiana State Board of Home Inspectors.
Requirements include but are not limited to: have a high school diploma or equivalent, competed 120 training and passed the National Home Inspector Examination (NHIE®).

Maryland
All home inspectors must be licensed with the State Commission of Real Estate Appraisers and Home Inspectors.
Requirements include but are not limited to: complete a minimum of 48 hours of training, have a high school diploma or its equivalent and adhear to the American Society of Home Inspectors (ASHI®) or the National Association of Home Inspectors (NAHI™) code of ethics.

Massachusetts
All home inspectors must be licensed under the Board of Registration of Home Inspectors.
Requirements include but are not limited to: have successfully completed high school or equivalent, worked as a licensed associate home inspector for not less than one year and have performed not less than 125 home inspections under the supervision of a licensed home inspector and pass the National Home Inspector Examination (NHIE®)

Mississippi
All home inspectors must be licensed by the Mississippi Real Estate Commission.
Requirements include but are not limited to: completed high school or equivalant, completed an approved course of at least 60 hours and pass the National Home Inspector Examination (NHIE®)

Nevada
All Home Inspectors must be licensed by the Real Estate Division of the Department of Business and Industry.
Requirements include but are not limited to: have a high school diploma or equivalent, completed 40 hours or more of training and pass a home inspection examination approved by the Division.

New Jersey
All Home Inspectors will be licensed under the Home Inspection Advisory Committee.
Requirements include but are not limited to: have high school diploma or equivalent, meet required amount of field training, complete 120 hours of classroom training and pass the National Home Inspector Examination (NHIE®). *Note the law previously required the completion on the ASHI® exam but this is no longer the case.

Requirements include but are not limited to: 140 hours of approved training, with 40 hours of inspection experience and pass an approved home inspection exam.

Pennsylvania
The law establishes that a home inspector shall conduct their inspection in accordance with the standards of practice set forth by a professional home inspection trade association such as American Socity of Home Inspectors (ASHI®) or the National Association of Home Inspectors (NAHI™).

Rhode Island
All home inspectors must be licensed by the Contractors Registration Board.

Tennessee

Texas
All home inspectors are regulated by the Texas Real Estate Licensing Board.

Virginia
Home inspectors can choose to be certified by the Virginia Board for Asbestos, Lead and Home Inspectors.
Requirements include but are not limited to: course work requirements, experience requirements and passed the National Home Inspector Examination (NHIE®). Additionally the board will issue certification to any member of a nation Home inspection organization it feels meets it standards.

West Virginia
Hoem Inspectors can become certified in the state of West Virginia.
